We've just spent a couple of days looking at houses in Norwich. And I fell in love with this one, which is described as a semi-detached house. Well, yeah, that is strictly true, except that what it is semi-detached from is a mighty, three-storey mansion.

The house is *beautiful*. The lounge made me gasp. (That there in the middle is a little turret with a windowed peak.) Alas that it is (a) a Listed building, which means that (b) the windows cannot be double glazed without a great deal of pain and expense (and it is already somewhat above our price bracket), and (c) the *immense* back garden is a flat plain with a river at the bottom, so that after a particularly damp spell one might reasonably expect to be wading in the kitchen. Also, (d) it's not really in the right part of town.

But it's *beautiful*.

That's a lovely house! So light and airy, particularly the upper storey with the open ceiling. But yeah, the location of that river is positively inviting flooding :-/

I don't think I'd recommend Eaton, though. Cringleford is meant to be lovely, but if you're looking at closer to the city, have you considered the Trafford Road/Ipswich Road/Christchurch Road area?

Oh, Harvey Lane IS busy, yes. If you go a little further north you get the shops along Plumstead Road, but that's uncomfortably close to Heartsease.

Christchurch Road area is expensive, the schools around there are excellent so there's a lot of competition for houses, but it really is a lovely area to live.

Ooh, it's gorgeous! What does the Environment Agency flood risk map say about it? Sometimes there can be a deceptive amount of slope on things that look completely flat.
